Situated in the southeast corner of Downtown, the Hub is uniquely positioned at the nexus of three major catalysts driving job growth and new development in the region—Canalside, the Buffalo Niagara Medical Campus and Larkinville.
Schneider Development purchased the vacant and underutilized 145 & 149 Swan Street in 2012, along with surrounding parking lots, and redeveloped the two adjacent historic buildings into one seamless adaptive reuse development project totaling 80,000 square feet.
Completed in 2014, the project features 50 upscale apartments and ground floor commercial retailers. Apartments feature granite counter tops, stainless steel appliances, solid core doors, hardwood flooring, large soaking tubs and underground parking. The ground floor retail features commercial retail tenants Sweat 716 and Hombre y Lobo. Tenants have access to a rooftop garden deck with panoramic views of the downtown skyline and the Hub Fit Studio studio gym on the first floor.
The historic nature of the project and the utilization of State and Federal historic tax credits required extensive coordination with New York State Historic Preservation Office and U.S. Department of the Interior.
